Little Creek road was a great property to list, that came with its own set of challenges, as most do. I was working with the seller on another property when he approached me about Little Creek Rd that had recently expired with another agent. Apparently, the property was listed in May of 2018 and had been on the market for over 1,000 days.
I drove out to take a look and immediately saw so much potential. The property was a bit overgrown, but there were tons of old logging trails to explore and even a significant spring located at the top of the mountain; not something you see everyday. When I studied the previous listing, it was clear to see why it had been on the market for so long. There were only 18 pictures on the listing, a good portion were drone photos from 1000′ up, and there was no video or new technology in the marketing plan.
Even though the property had been logged in the past, as I traveled deeper into the woods I began to find massive poplars and hickories scattered throughout. I decided to highlight these trees along with the mountain top spring, as both are features that buyers are looking for.
We were able to get it on the market by June 6th, and although not an immediate sale, we had it under contract in less than 60 days. This was an accomplishment considering the property had been on the market for over 1,000 days with absolutely ZERO offers.
The feedback I received from buyers was mostly positive, and they all said the 360 tour was extremely helpful and created a way for them to understand the essence of the property before every scheduling a showing. This saved everyone time, including myself, as the property was well over an hour’s drive from Asheville.
