This Sandy Mush Creek Oasis is another example of how a little work goes a long way. When I first previewed the property you could not get fifty feet down to the homesite without the briars catching you like a snare. By studying the maps I knew that there was a prize waiting down at the bottom on Sandy Mush Creek. As I continued to fight my way down the hill, I continued to pass by one amazing feature after the other. There were caves, massive outcroppings, and when I finally arrive at the bottom, it was well worth the struggle. The water on this property is by far the most amazing body of water that I have had the pleasure of putting on the market.
In keeping suit with the properties before, a very solid two days were spent with chainsaws, trimmers, and loppers, carving a way down to the trophy that awaits. Two trails went to either side of the property to give an idea of how amazing the water is all along the boundary. In the end, it was once again, the ability to navigate the property that made the difference.
Bear Creek’s market date was March 23rd, and believe it or not, it went under contract the very same day. Due to the rocky terrain there were some concerns of the buyer in regards to build-ability of the property. After several site visits from landslide and septic professionals, the property was given the go-ahead and closed on May 26th.
Prior to putting this property on the market, it was listed by several realtors over a period of eight years. The first time this property hit the market was in 2013 and none of the listings ever had over 8 pictures, and none of them were able to capture the “hard-to-reach” places. I’m confident this is what made the difference.
