Pisgah Forest Trail-78 Acres with Rustic Cabin

The Story:

363 Pisgah Forest Trail was the first listing of 2021, and wow, what a way to start the year: listing a cabin in the Pisgah National Forest. Somewhere around the Christmas break of 2020 I wrote the owner a letter informing her of how crazy the market was reacting to the pandemic, and how a lot of folks were rushing to the mountains from larger urban areas. She reached out and quickly decided to put it on the market. After the first look, It didn’t take long to realize that it was a special place I wanted to get it on the market as soon as possible.

We were able to get the property on the market by January 24th and had it under contract by February 3rd. This is an accomplishment as it had previously been on the market for over two years, which seemed odd with all that it has to offer: 78 Acres surrounded by Pisgah National Forest; accessible by several forest service roads and home to the well known Double Knob ridge. It also boasted magnificent sunset views of Mt. Pisgah and the surrounding forest. It was the quintessential cabin in the Pisgah National Forest. When I put it on the market, I held nothing back as far as marketing is concerned: professional photos, videos, drone 360s, as well as a 360 tour of the property. We spared no expense on this one!

At the end of 2020 I purchased a 360 camera from Ricoh in hopes of finding a way to more fully capture the essence of a property. The goal was to use the camera to create a trail throughout the property that potential buyers could explore without ever leaving their couch. After exploring different software, Ricoh 360 tours was the best. Their software offered exactly what I was looking for: the ability to guide folks through the property on a tour of its features. Needless to say…I was eager to get started. After much trial and error, I created my first 360 tour.

Utilizing other tools such as videos, like the one above, gives the buyers another perspective of the property. This one was shot in the dead of winter but still highlights what makes this property so amazing.

These images, videos and virtual tours are great tools used to attract REAL buyers and filter out the tire kickers. In essence, by giving the customers a clear and complete picture of the property you can limit the unnecessary buyers and focus on those who are truly interested; MAXIMIZING TIME WITH QUALITY BUYERS!
